Do you only build in Chicago?

Our headquarters, our workforce, and our heart are all Chicago — and 94% of our annual volume is in the metro area. We do, however, take projects in northwest Indiana, Milwaukee, and Madison for repeat clients with multi-market portfolios.

What's the smallest project you'll consider?

We don't have a minimum. Our Owner Care division regularly executes tenant improvements and renovations under $1M — particularly for repeat clients. New owner relationships typically start at $10M+, but we evaluate every inquiry on its merits.

How do I get prequalified as a subcontractor?

Email our Partner Engagement team at partners@primetimeconstruct.com. We host quarterly subcontractor outreach events specifically for MBE, WBE, DBE, and Section 3 firms — and we waive prequalification fees for first-time MBE/WBE applicants.

What delivery methods do you offer?

CM-at-Risk (most common), lump-sum general contracting, design-build (progressive and bridging), Integrated Project Delivery (IPD), and owner's representative consulting. Our preconstruction team can recommend the right model based on your project's risk profile and schedule.

Are you a union contractor?

Yes. Primetime is a signatory contractor with the Chicago Building Trades Council and operates under collective bargaining agreements with all 17 affiliated unions. The vast majority of our self-perform crews and subcontractors are union.

What's your safety record?

Our 2024 Experience Modification Rate (EMR) is 0.42 — less than half the construction industry average of approximately 0.96. Our recordable incident rate is 0.71 per 200,000 hours. We publish full safety data in our annual ESG report.

Do you guarantee LEED certification?

We've delivered LEED certification on 100% of pursuing projects since 2014 — including 47 LEED Gold and 12 LEED Platinum buildings. We carry contractual responsibility for achieving the targeted rating on every project where we're the GC.

How fast can you respond to an emergency?

Our 24-hour emergency line dispatches within 4 hours anywhere in the Chicago metro and within 8 hours across the broader region. We maintain dedicated restoration crews, equipment caches, and supplier relationships for storm, fire, and infrastructure response.
